Protection for a Home You Are Not Always In
Cocoa Beach has a large share of seasonal and second homes, and that changes the case for impact windows. The 2020 census counted 8,967 housing units for 11,354 residents, and 32.5% of those units were vacant at the time of the count, which in a beach town usually means seasonal or vacation use. If no one is home when a storm forms, shutters and panels only help if someone else can close them.
Narrow land, lots of water
The city covers about 15 square miles, but only about 4.7 of that is land. The Atlantic forms the east edge with 5.6 miles of oceanfront, and the Banana River lines the west. Homes on both sides face open water, and the strip in between is narrow. Wind crossing open water reaches the house with little to slow it down, so exposed walls usually need products with higher design pressures.
Condominiums
Many Cocoa Beach owners live in condominium buildings. In a condo, the association often controls windows and sliders, sometimes with an approved product list or an engineered specification for the building. If you own a unit, bring us your association's rules. We will quote only products that meet them, and we coordinate with management about access, elevator use and debris removal.
River-side single-family homes
On the Banana River side, many single-family homes sit on canals with docks and pool cages. Those homes tend to have large rear sliders. An impact sliding glass door with a stainless or coated roller system holds up better in salt air than a basic builder door.
Garage doors on the island
A beach house with an attached garage has a big weak point at the front. Wind-rated impact garage doors are available with corrosion-resistant hardware and can be paired with a smart opener so you can confirm the door is closed from away.
Pier-side and side streets
Cocoa Beach Pier dates to 1962 and the first local Ron Jon store to 1961, and many homes on the side streets are compact block houses from that era, with aluminum windows set in masonry. Those openings take impact windows well. On rentals, owners also like that there is nothing for guests to operate, and fewer service calls for broken shutter parts.
Planning around the season
Hurricane season starts June 1. Impact products are made to order, so the lead time between measurement and installation can stretch into weeks. Owners who are not here year-round often schedule the estimate during a visit and the install for a time when a property manager can give us access. Call (321) 321-4730 to get on the calendar.

Cocoa Beach Questions
I am only in Cocoa Beach part of the year. Are impact windows worth it?
They are often the main reason seasonal owners upgrade. Impact glass protects the home whether you are there or not, with nothing to close before a storm.
Can you install windows in my condo?
If the association allows it. Many condos specify approved products and appearances. Share the rules and we will price within them.
How long does an impact window order take?
Impact units are made to order after measuring, so plan for a lead time of several weeks. We confirm the timeline when you approve the estimate.
