Just Across the County Line

Sebastian sits just south of the Brevard line in Indian River County, and it is the county's most populous city, so impact windows here go through a different building department than the rest of our area. The town was founded as St. Sebastian in 1882, and nearby Pelican Island became the first National Wildlife Refuge in the country in 1903. The 2020 census counted 25,054 residents and 12,192 housing units.

The 2004 readings

Sebastian took some of the strongest winds in the region during Hurricane Jeanne. The National Weather Service storm survey lists a Sebastian peak of 92 knots, about 106 mph, recorded before the anemometer failed, so the true peak may have been higher. Homes that went through that season, and the newer homes built since, are both good candidates for impact glass.

River confluence

The city lies where the St. Sebastian River meets the Indian River. Homes along both have water views and open exposure. We often price large impact picture windows and multi-panel impact sliders for riverfront homes here, with frames and hardware suited to humid, brackish air.

Sliding doors to the pool

Many Sebastian homes have screened pools behind the house with a large slider opening onto the deck. The screen cage does not protect the glass in a storm, and it can add debris if it fails. An impact sliding glass door protects that opening without panels. We check the sill height against the pool deck and set the track so water drains out.

Different county, different permit office

Because Sebastian is in Indian River County, permits for windows, doors and shutters are not filed with Brevard County. Submittal requirements can differ from what Brevard homeowners are used to. We confirm the correct permit office and its current process, prepare product approvals and the opening schedule, and handle the inspections.

Close to Pelican Island

With Pelican Island National Wildlife Refuge just offshore and Mel Fisher's Treasure Museum in town, Sebastian has a strong connection to the water. Many homes are built for that lifestyle, with big rear glass, lanais and pool cages. We plan installs to keep the work tidy around landscaping and screened enclosures, and we haul off old windows and packaging the same day.

Single-family neighborhoods

Inland Sebastian is largely single-family homes on separate lots, and those houses typically need the full set: windows, a slider, a front door and a garage door.

Sebastian Questions

Does Brevard County issue permits in Sebastian?

No. Sebastian is in Indian River County, so its permits are handled there. We confirm the right office and file the application.

Does a pool cage protect my slider?

No. A screen enclosure is not rated as hurricane protection, and it can become debris if it fails. The slider still needs impact glass or shutters.

Do you work on both the river and inland neighborhoods?

Yes. We work across Sebastian, from riverfront homes to inland neighborhoods.
