Planned Neighborhoods, Clear Rules
Viera is a master-planned community, and adding impact windows here usually starts with the association rather than the house. The Viera Company, part of A. Duda and Sons, broke ground on the former Cocoa Ranch on August 4, 1989, and construction in Viera East began in 1992. The community now spans about 14,500 acres and 76 neighborhoods split between Viera East and Viera West, which had 11,687 and 16,688 residents in the 2020 census.
Working with the review committee
In Viera East, the Viera East Community Association oversees a Modifications Review Committee. Neighborhood associations also have their own rules. Florida law lets an HOA set specifications for hurricane protection, including color and style, but the board cannot deny an application that meets those specifications. In practice that means:
- Frame color usually has to match the existing windows or an approved palette
- Grid patterns on the street side may need to stay consistent
- Garage door styles and panel designs may be specified
We give you product sheets, color names and an opening schedule so your application is complete the first time.
Newer homes, builder-grade glass
Most Viera homes were built in the 1990s or later. Some were built with impact glass, some with shutters, and many with standard windows and panels in the garage. Builder windows are often vinyl or aluminum single-hungs with modest ratings. Replacing them with impact units removes the yearly panel routine and makes the home tighter.
Garage doors in a planned community
Viera's streetscapes are full of two- and three-car garages facing the road. An impact garage door can be ordered in carriage-house, raised-panel or flush styles, so it can match the neighborhood look while meeting the wind and impact rating. We confirm the style with your HOA before ordering.
Near the county seat
Brevard County's government center sits in Viera about a mile west of I-95. Viera is unincorporated, so building permits for window and door work go through Brevard County. The county's permit for doors, windows and shutters calls for product approval information, manufacturer installation instructions and a floor plan showing where each product goes, plus a recorded Notice of Commencement on larger jobs. We assemble and file all of it.
Thirty-year-old builder windows
Many Viera homes are now twenty to thirty years old. Original windows from the 1990s and early 2000s are reaching the age where seals fail and glass fogs between panes. If you are replacing them anyway, upgrading to impact units adds hurricane protection at the same time. We check the frame color and grid pattern on the existing windows so the replacements match what your HOA approved for the neighborhood. If your home already has some impact openings, we only price the ones that still need it.
