Newer Homes, Wider Openings
West Melbourne grew fast, and the impact windows we see there reflect it. The city was incorporated on September 11, 1959, largely to avoid being annexed into Melbourne, and it had only about 3,050 residents in 1970. By 2020 the census counted 25,924 people and 11,448 housing units. A large share of those homes are recent, built with open floor plans, wide lanai sliders and tall transom windows above the main glass.
Why sliders come first
In a newer West Melbourne home the biggest piece of glass is almost always the sliding door to the back patio or pool cage. A three- or four-panel slider can run 12 to 16 feet wide. Original builder sliders are often non-impact aluminum, which means the owner has to cover them with panels or accept the risk. An impact sliding glass door uses laminated glass in a heavier frame with reinforced interlocks, and it is tested as a full assembly. Done right, it also tends to slide more smoothly and seal better than the door it replaces.
Two things matter on a slider install: the sill and the track. The sill has to be set level and sealed so wind-driven rain cannot push under it, and the threshold height must work with your floor and lanai slab. We check those heights before ordering so the new door does not create a trip edge or a water path.
Tall glass and transoms
Many homes here have rectangle or arched transoms above the windows in the living room. Those units are often high off the floor and hard to cover with shutters. Impact glass is the simplest way to protect them, and we order shapes and arches to match so the elevation looks the same from the street.
HOAs and appearance
Many West Melbourne subdivisions have associations with architectural rules. Florida law lets an HOA set specifications for hurricane protection, including color and style, but it cannot deny an application that meets its adopted specifications. Bring us your association's guidelines and we will match frame color and grid style, then give you product sheets to attach to the application.
Windows on the second floor
Two-story plans are common in the newer West Melbourne subdivisions, and upstairs windows are the ones nobody wants to cover with panels from a ladder. Impact units remove that job entirely. They also tend to have better air seals than the builder windows they replace, which helps an upstairs bedroom that runs warm in July. When we replace second-floor units, we stage the work from inside where we can, protect flooring and stairs, and clean up the stucco return outside so the new frame looks like it was always there. If your home has a mix of original windows and a few that were already upgraded, we note which are impact-rated and price only the ones that are not.
Getting around town
The city has one interstate exit inside its limits, Exit 180 at U.S. 192, and much of its commercial strip runs along that road. We schedule installs early in the day where we can so we are not hauling large glass units through the afternoon traffic. Call (321) 321-4730 with the size of your slider and the number of windows for a first conversation.

West Melbourne Questions
Can an impact slider go in the same opening as my builder door?
Usually yes. We measure the rough opening and order a door sized to it. Sometimes the frame is deeper, so we check the stucco return and interior trim before we order.
Will my HOA let me install impact windows?
Florida's HOA statute treats impact windows and doors as hurricane protection. The board can set color and style rules but cannot deny a request that meets them.
Do you install arched transom windows?
Yes. Impact units are available in arches and other shapes. We template the opening so the new unit fits the existing shape.
